If one intends to start a wine/cheese/candy store, how many homes in the area should one have for success?
I’m considering buying two acres commercially zoned in California which are surrounded by approximately 1000 upscale homes (0,000 to .3M) and wondered if this enclave is large enough to insure the liklihood of economic success if one were to put in a wine/cheese/candy store; a beauty supply/cosmetology shop, one or two fast food restaurants, single attorney or CPA’s office, nursery school etc.

I’m an account executive at a commercial real estate lender. 1000 homes isn’t enough to keep a soda machine full of quarters.

you’ll probably have to count on a certain amount of tourism. are you in wine country? I know that area well and sound like a store like that would do well.
